Which describes your income?

HMRC treats self-employment and property as separate businesses with separate quarterly updates, so the templates are built differently. Pick the one that fits.

Got both types of income? Download both. HMRC gives each income type its own Business ID and asks for separate quarterly updates, so they cannot be combined into one spreadsheet. Your first income source is £20 a year and each additional one is £10.

Yes. Both the sole trader and landlord templates are free to download, and you don't need to give an email address to get one. You only pay once you're ready to submit a quarterly update through suiteSheets, £20 a year covers all four for your first income source.
Yes. Both templates are standard .xlsx files, so they open in Excel with no changes needed, and upload straight into Google Sheets as well.
The full template is a complete, ready-to-use spreadsheet with income, expenses and an Overview sheet built in. The Overview sheet only download is for people who already keep records in their own spreadsheet, it's a single sheet you add to what you've already got, which links to the totals you already calculate.
Yes. HMRC treats self-employment and property as separate businesses, each with its own Business ID and its own quarterly updates, so they can't be combined into one spreadsheet. If you have both, you'll need to download both templates.
Yes. You don't have to use the suiteSheets template at all, you can add just the Overview sheet to a spreadsheet you already keep, as long as it links to the totals you calculate. Both options are on each template's page.
About these templates

suiteSheets provides two free Making Tax Digital spreadsheet templates: one for sole traders and self-employed income, one for landlords and UK property income. Both are standard .xlsx files compatible with Microsoft Excel and Google Sheets, and both are free to download with no email address or account required.

Each template includes a built-in Overview sheet that totals income and expenses by quarter, ready for submission through the suiteSheets platform. Users who already keep their own spreadsheet can instead download just the Overview sheet and add it to their existing records.

HMRC treats self-employment and property as separate businesses for Making Tax Digital, each requiring its own quarterly updates, so a person with both types of income needs both templates. Submission through suiteSheets costs £20 per tax year for the first income source, covering all four quarterly updates, and £10 per year for each additional income source.
